Where I live at the property has to be zoned for commercial use in order to put a business in there. It’s risky buying a house zoned as residential and HOPING to get it rezoned.
This takes the personal “garage mahal” to the next level.

Neighbor whos property is zoned fir mixed use tried to turn the separate shop building into a restoration business for himself. County wanted a bunch of ADA upgrades to the house to give him the permits. Last we heard was doing restos for friends while working for another shop in town. Really nice guy stuck in the red tape.
The in laws can move in with his wife and he can move to the garage. ![]()
